Confirm these four essentials before you list.

Confirm your exact MOP date in MyHDB. Standard flats are generally five years; Plus and Prime flats are generally ten.
Check the EIP—and SPR quota where applicable—in your Intent to Sell result.
Review Seller's Stamp Duty, upgrading costs, property tax and outstanding town-council charges.
Register through My Flat Dashboard before granting an OTP, then observe the seven-day cooling-off period.
02 · Rules and obligations
Understand the commitments that become binding once money changes hands or documents are signed.
The seller must have a valid Intent to Sell and complete the cooling-off period before granting the OTP. Once exercised, the OTP becomes a binding sale contract.
Meeting the HDB occupation requirement does not by itself determine Seller's Stamp Duty. Check the IRAS holding-period rules separately.
Sale proceeds first discharge the outstanding loan, then the required CPF principal and accrued interest, before the remaining cash is released.
That value forms the basis for CPF usage and housing-loan reference. If HDB requires an inspection, the seller must provide access within the required timeframe.
Resolve property tax, service and conservancy charges, upgrading costs and other HDB or town council amounts early.
If you appoint an agent, read the scope, duties, commission and exclusivity terms. Your appointed agent cannot also represent the buyer in the same transaction.
03 · Market price check
Use nearby transactions and today's competing listings—not the highest headline in the town.
Use the same town, flat type, approximate age and nearby blocks—not one exceptional sale.
Lease length affects buyer financing, CPF usage and the size of the buyer pool.
Floor level, privacy, heat exposure, view, lift access and noise can change buyer demand.
Move-in condition can support the price, but renovation cost rarely translates dollar-for-dollar.
Your flat competes with what buyers can view now, not only with transactions from previous months.
A faster completion, extension request or strict move-out date can affect how attractive the deal is.
Set three numbers
The range supported by the closest comparable transactions.
Your opening position after accounting for condition and competition.
The lowest result that still supports your next-home and cash plan.
The agreed resale price and HDB's value are not automatically the same. HDB's value is used as the basis for the buyer's CPF usage and as a reference for the housing loan, so a large difference can reduce the number of buyers able to complete the purchase.

Know each milestone before marketing begins, then allow enough time for HDB submission and completion.
Confirm your MOP, EIP and SPR quota position, upgrading matters and any Seller’s Stamp Duty exposure.
Register through My Flat Dashboard, then observe the required 7-day cooling-off period.
Compare nearby transactions, prepare for viewings and agree your minimum acceptable outcome.
Once terms are agreed, grant HDB’s prescribed OTP. The buyer has 21 days to exercise it.
Seller and buyer submit separately within the agreed period and within 7 calendar days of each other.
After HDB accepts the application, allow about 8 weeks for processing and resale completion.
HDB states that complete resale applications may take up to 28 working days to accept, followed by about 8 weeks to completion. Build a buffer around those milestones.
